Where was the rental?
We use this to cite the right statute and deadline.
Which address do I use?
The unit you moved out of, as it appeared on your lease — apartment or unit number included. This address goes in the letter and confirms which state’s deposit law applies. Start typing and we’ll suggest the full address.
Your deposit
Amounts and dates drive the deadline math in your letter.
What counts as my deposit?
The refundable amount you paid at move-in — your lease or receipt will call it a security deposit. A refundable pet deposit counts too. Don’t include non-refundable fees (application fees, admin fees, non-refundable pet fees).
Not sure of the exact date?
Use the day you handed back the keys or your lease’s last day, whichever came later. The legal deadline in your letter is measured from this date, so get as close as you can — your lease and your last rent payment are good references.
What if they returned part of it?
Choose “Part of it.” Your letter will demand the remaining balance — and where your state’s statute allows, penalties on whatever was wrongfully held back.
About you
Your name signs the letter; your address is where the check goes.
Why do you need my current address?
Two reasons: it’s where the landlord must mail your check, and if your state measures the return deadline from your forwarding address, this letter is what officially supplies it. Use somewhere you reliably get mail.
Delivery & options
Where we send your PDF, tracking number, and deadline updates.
What will you email me?
Only things about this letter: your PDF copy, the certified-mail tracking number, delivery confirmation, and a heads-up when the landlord’s legal deadline passes. No marketing lists, no selling your address.
Your letter · ready to mail
Look it over. Then send it.
This is the letter that mails — word for word. We don't charge until you approve.
Your facts
If we can't mail it, you don't pay — full refund before printing, correction and re-mail at no charge after.
What if the landlord just ignores it?
Then you have exactly what small claims court wants: a statute-cited demand and certified proof they received it. We email you the next steps the day the window closes — most landlords don't let it get that far, because the statutory math favors you.
What if I spot a mistake after paying?
Reply to your confirmation email before it prints and we fix it free. If we ever introduce an error, we correct and re-mail at no charge — or refund you in full.
Is this real legal mail?
It's a formal demand letter — a document any tenant may lawfully send on their own behalf — printed and delivered by USPS Certified Mail with a tracked, signature-level delivery record. We're a document preparation service, not a law firm, and the letter says only what your state's statute says.
